Full preparation at the start and end of each season: HVAC servicing, pool opening and winterization, irrigation management, and all the details that ensure a smooth transition in and out of your time on the East End.
Pre-Arrival Preparation

Maintenance Coordination
We manage vendors, supervise all repair and maintenance work, and ensure it is completed to our standards. Because we built or renovated many of the homes in our care, we already know their systems and materials — which makes us faster, more precise, and better equipped to protect your investment.

Our estate management program is led by Tom Joy, who oversees operations and serves as the primary point of contact for all property management clients. On the ground, Justin Karagozi manages field operations — conducting property visits, coordinating maintenance, and ensuring every home receives consistent, thorough attention.

For homes we did not build, we begin every engagement with a thorough intake — documenting systems, conditions, and maintenance schedules — so we can care for your property with the same informed attention we bring to our own work.
How Our Estate Management Program Works
We begin every engagement the same way we begin a construction project — by listening. In an initial consultation, we learn about your property, your patterns of use, and your priorities. From there, we develop a customized annual care plan tailored to your home.
Our program is open to all East End homeowners — whether or not we built the home.
