AMAGANSETT

This major renovation on Marine Boulevard in Amagansett sits at the dune, with ocean views from every level and a site sensitive enough that demolition was never an option.

Special permitting tied to wetlands and the dune line drew the boundaries. We worked within them and pushed at every edge we legally could.

A green roof extension captured square footage toward the dune. A second-floor deck over the pool, eyebrow sun shading along the roofline, and a staircase bulkhead piercing through to a full upper roof deck — each addition carefully scoped, permitted, and woven into a standing structure. Stelle Lamont Rouhani’s design guided each of these additions with the precision brought to the original structure. The tightest challenge was invisible: limited demolition allowance compressed ceiling heights, requiring ductwork, plumbing, lighting, and mechanical systems to be routed within tight packages without disturbing the existing structure. Those hidden details make everything else possible.
